Anatomy of Auckland ’s property cycle

I thought it would of interest to compare what was written then with the current situation in this cycle. Read on….

It was always hard to see how house prices could continue to inflate by more than 10%pa when general inflation was around 2%. Household incomes have risen at best by around 3% to 4%pa in nominal terms since 1990. The outcome was a growing gap between what households could afford and what was available. 8O

Over the 1990’s the Auckland property binge has been fueled by easy access to unlimited amounts of capital courtesy of world capital markets besotted with our sumptuous interest rates. But this didn’t trigger the initial surge in house prices. The upturn in exports in the early 1990s plus strong migrant inflows both from overseas and other parts of New Zealand kicked the market in to action. The generous supply of capital kept it well stoked. The high interest rates were not a problem to borrowers with the well-founded expectation that asset values would rise rapidly. Far from being punishing the apparently high nominal interest rates were low when deflated by Auckland property price inflation. :o
One of the side effects of having this sort of debt steroid for the property market was that it pushed up the exchange rate. As the capital flooded in on the back of high interest rates the real exchange rate was pushed well above its long term average over the mid-1990s. Slowly but surely this undermined the trade surplus. This contributed to the steep deterioration in the balance of payments current account over the last year, although it has not been by any means the main culprit of the dire state of that deficit. :cry:

There are now several factors conspiring to choke-off property market exuberance. Firstly, net foreign migration has slowed substantially since the mid-1990s. Secondly, the rapid rise in the cost of housing in Auckland has steadily reduced the number of people who can afford to buy the houses. Thirdly, people feel less secure about their jobs and incomes as firms try to cope with high interest rates and tough trading conditions. Finally as property price inflation has slowed, interest rates have in fact risen pushing up real interest rates substantially. The cycle is now clearly in its downward phase. Given that, and the fact the Reserve Bank has clearly indicated a further easing in monetary conditions, why have interest rates risen?

It comes back to one of the consequences of the boom. When property price inflation was at its peak so also was the real exchange rate. The damage done by the latter is only now obvious in the huge current deficit. The large deficit has helped undermine the confidence of international capital markets in New Zealand . So, not only are they clearer about why interest rates were so high here those interest rates now have to be even higher to encourage foreign capital to stay.

How low will the cycle go? Strong population growth and the economic impact of the America ’s Cup and other significant international events over the next two years will help limit the downside of the cycle in Auckland.

Comment; I have seen quite a number of people over the years lose the gains they have made by not observing the property cycle and taking appropriate action for their situation. Please do your due diligence. It is always a good time to buy but please do your numbers and make sure that you can continue to service your mortgages even if you had the occasional vacant investment property. The art of good conversation centers very much on your ability to ask questions and to listen attentively to the answers. You can lace the conversation with your insights, ideas, and opinions, but you perfect the art and skill of conversation by perfecting the art and skill of asking good, well-worded questions that direct the conversation and give other people an opportunity to express themselves.

Ask open-ended questions that cannot be answered with a simple “yes” or “no.” Open-ended questions encourage the speaker to expand on his thoughts and comments. And one question will lead to another. Be Content to Listen ;-)
In order to be an excellent conversationalist, you must resist the urge to dominate the discussion. The very best conversationalists seem to be low-key, easy-going, cheerful, and genuinely interested in the other person. They seem to be quite content to listen when other people are talking and they make their own contributions to the dialogue rather short and to the point.

Change Your Energy

The first step to attract what you want and working with the Law Of Attraction is to change or shift your energy.

Everything in this world is made up of energy including us.

Other people pick up on your energy. If it’s positive you’ll attract positive people into your life. If you have negative energy, you’ll always attract negative people and negative situations into your life.

If you find that you are getting exactly what you don’t want or if you find that you are not getting what you want then there’s a very good chance that you’re simply sending out the wrong energy.

In the end you’ll attract what corresponds to your energy.
Negative energy attracts negative situations.

Positive energy attracts positive situations. It’s really that simple.

So if you’re not getting what you want - you’re likely sending out the wrong energy.

Change your energy - and you’ll likely start getting what you want.

Just what is your energy?

Your energy is based on your thoughts and beliefs.

Your subconscious mind picks up on your thoughts and beliefs and goes out and creates situations that correspond to your thoughts and beliefs.

Other people pick up your energy on a subconscious level.
They’re not consciously aware of your energy but they just develop a feeling about you based on your energy.

If you have negative energy you’ll attract negative people and negative situations.

At the same time you’ll repel positive people and positive situations. This is not a good combination if you want to create a positive and successful life.

This is how the Law Of Attraction works - it’s tied to the beliefs that your subconscious simply follows - attracting the people, situations and opportunities that mirror your beliefs.

If you constantly think of the worst, if you find that you are negative, if you don’t believe that you can ever achieve anything, if you don’t believe that anybody can be good, if you constantly complain, if you always see the worst in situations, if you regularly put others down, if you’re just a negative person you will develop negative energy and in the end you’ll only attract more negative situations into your life.

In the end - your negative energy makes your life miserable and it becomes to achieve your goals and create the changes that you want.

At the same time you repel positive people and positive situations.

So by being negative or by developing negative energy things will continue to get worse. Being negative is really a no win situation and you should do everything that you can to stop being negative and eliminate any negative energy that you have.

So what do you do?

How do you turn things around? :idea:

Change the way you see things and begin eliminating the negative thoughts and negative beliefs. This will help change your energy so that you begin attracting what you want.

This means that you focus on positive situations, understand that things will work out, look for solutions instead of complaining, be more understanding instead of getting angry, try to look at things from a different perspective, embrace changes and look for opportunities instead of focusing on the problems and no longer believing that the worst will happen.

As you continually change the way you think and see things you’ll begin to naturally attract more positive situations into your life.

You may have heard it before: you are what you attract.
And if you are not getting what you want out of life it’s time to change the way you think and act, then only will you be able to change your energy and attract better, positive situations into your life while creating and attracting what you want.

During the day observe how you respond to situations, see how you react to things you don’t like, or just to situations in general.

Pay attention to the comments you make to friends, colleagues and relatives.

Are they positive or negative?

Do you always point out the negative?

Do you complain or think of the worst?

If something goes wrong do you get angry, blame somebody, or have a series of negative thoughts?

Or do you focus on a solution, accept responsibility and create the changes that you want?

If you find that you have a negative reaction then you’re only creating more negative energy and attracting more negative situations.

Start changing how you think.

Create positive thoughts and positive beliefs.

Focus on finding solutions and you’ll begin attracting more positive situations into your life. Get started today -

Take Positive Action

Besides just changing your thoughts and beliefs you also need to change your actions and how you respond to situations.

Even the most subtle negative behavior and negative responses can create negative situations in your life.

This happens because they add up and after a while you habitually have negative responses and respond in a negative way to situations.

Before you know it you’re taking negative actions and getting negative results. And that’s not what you want.

Instead, take steps to be nice and you’ll attract nice or positive situations.

For example: If you find out that a colleague gets a promotion and you get upset, angry, or resentful then you’re really creating more negative energy and will continue to attract situations that will keep making you angry.

What you’re really saying is that you don’t like promotions; at least that’s the energy that you’re sending out. Now remember on a subconscious level other people will pick up on your energy including your bosses.

If they feel that you don’t like promotions and don’t have a positive attitude toward promotions why would they give you one?

But if you were to wish the person who got the promotion luck and support them then you would attract something similar.

You would be creating positive energy that would attract more positive situations.

If you come across somebody who is wealthy and you have a negative reaction others will pick up on this. They will be less likely to help you become wealthy because you’re sending out the message that you don’t like wealth or wealthy people so why should they help you?

Now if you were to embrace somebody who was wealthy, applaud them for their success, and praise them for their accomplishment then you will create positive energy and in the end they will pick up on the energy that says you think having wealth is a good thing and others would be more willing to help you create wealth.

You cannot attract that which you are not. You only attract what you are.

If you are not kind, thoughtful, understanding, supportive and encouraging you simply won’t attract great people with those qualities into your life.

Make it a daily habit to look for the positive qualities in people that you interact with.

If you have a boss that you feel is difficult then look for and focus on his or her positive qualities. By doing this you’ll begin to change the energy between the two of you and you might find that after a while things begin to improve.

Begin changing the way you see things.

Start being the kind of person you want others to be. Take time to be nice and look for positive situations in people and in all situations.

Your subconscious mind will then begin to attract all that you want in life and more.

There is one catch to all this: you have to practice this with all your heart.

That means you have to be serious about it and you have to intend your goodwill and kindness. You can’t just be nicer, and more positive just to attract better situations in life.
If you practice what I just suggested and don’t have serious intentions you’ll only attract people who are the same they’ll end up manipulating you and taking advantage of you in the same way.

This is not something to take lightly.

Studies have shown that those who are more positive, kinder and more considerate stand a better chance of achieving their goals and are more likely to live fulfilling lives.

Stop being negative.

Take positive actions.

Search for solutions.

Look at things differently.

Search for the good in people that you interact with.

Take time to be complimentary and positive.

When you do all of the above you get your subconscious mind working for you. You change your energy level and your subconscious begins to create more positive situations. Stay negative and you get negative situations.

It’s time for a new approach and you will begin to see dramatic improvements if you follow the simple steps I just outlined.

Turning tables on Mr. Minkow Part 1

There’s one statement in Minkow’s USANA-bashing report that has every detractor in our industry going ga ga:

“Point 5 – Eighty-five percent of distributors are losing money, 74% will fail within their fist year.”

Forget everything else in his report. Focus on this one statement. Read it. Say it. The Wall St. Journal reported it. USANA acknowledged it. Len Clements admitted it - that yes, Minkow was right about this.

Does the fact of these numbers shake your belief in the dream? It’s a dream-buster, isn’t it? Almost un-American. What do you mean, most people aren’t making it? How dare you!

Here’s my theory: many of us don’t know how to face the disconnect between what we need to believe to keep going, and what is. So we continue to tell everyone and ourselves certain things over and over - things we know are not really true. But it sounds so good that it should be true, and maybe saying again and again it will make it so. (The few who do make it big are our validation.)

Here are the oft-repeated, dream-inspired, (usually) well-intentioned lies that cause us to lose self-esteem, and which make others love to hate us:

1. It’s easy, anyone can do it.
2. Everyone will want this product. It sells itself
3. You can make big money here. Fast
4. This is the best opportunity in the world.
5. All you have to do is go to your friends and neighbors

When someone really believes these statements, it’s crushing to have to cede to our enemies:

“Point 5 – Eighty-five percent of distributors are losing money, 74% will fail within their fist year.

Sounds heretical in the face of the five things we all tell ourselves and others. How dare they!

Cut to the good news.

Here’s a way to make those numbers work for us. Yea. Change the story. Tell an authentic story about special people - to ourselves and anyone listening.

There is plenty of money available to you. There is no real shortage. You can have virtually all you really want and need. We live in a generous universe and we are surrounded on all sides by blessings and opportunities to acquire all we truly desire. Your attitude, of either abundance or scarcity toward money, will have a major impact on whether you become rich or not.

Examine Your Own Thinking
In the book, The Instant Millionaire, by Mark Fisher, the old millionaire asks the boy who has sought his advice about becoming a millionaire, “Why aren’t you rich already?”

This is an important question to ask yourself. However you answer this question will reveal a lot about yourself. Your answers will expose your self-limiting beliefs, your doubts, your fears, your excuses, your rationalizations and your justifications.

Review Your Reasons
Why aren’t you rich already? Write down all the reasons you can think of. Go over your answers one by one with someone who knows you well and ask them for their opinion. You may be surprised to find that your reasons are mostly excuses that you have fallen in love with.

Whatever your reasons or excuses, you can now get rid of them. The world is full of hundreds and thousands of people who have had far more difficulties to overcome than you could ever imagine, and they’ve gone on to be successful anyway. So can you.

If you want to live your dreams, not only must you decide what you want, turn your dream into measurable goals, break those goals down into specific action steps, and visualize and affirm your desired outcomes — you must start taking action.

I recommend making the commitment to do something every day in at least three different areas of your life that moves you in the direction of your dreams.

If one of your goals is physical fitness, make a commitment to do some sort of exercise — aerobics, weight training, stretching — four to five times a week for a minimum of twenty minutes.

I read recently that if you simply go for a 30 minute walk four times a week, that would put you in the top 1% of those people getting physical exercise!

If your goal is financial independence, start saving and investing a portion of your income every month with no exceptions.

If your goal is to write a book, write for a minimum of one hour every day.

DON’T LET FEAR STOP YOU :D
Most people never get what they want because they let their fears stop them. They are afraid of making a mistake, looking foolish, getting ripped off, being rejected, being hurt, wasting their time, and feeling uncomfortable.

Fear is self-created by imagining catastrophic consequences that have yet to happen. It is all in your mind. In fact, you can actually scare yourself by imagining negative and harmful images. But simply stop the catastrophic thoughts and images, and the fear goes away.

REJECTION IS A MYTH :idea:
One of the biggest fears that stops people from asking for support, guidance, advice, money, a date, a job, the sale, or anything else is the fear of rejection. In fact, it’s been known to literally paralyze people. They become tongue-tied and refuse to reach for the phone or get up and walk across the room. They break out in a sweat at the mere thought of asking for what they want.

I have come to realize that the whole concept of rejection is false — that rejection doesn’t really exist. Think about it for a moment. If you asked someone to join you for dinner, and they said no, you could tell yourself that you had been rejected. But think about it. Did you have anyone to eat dinner with before you asked them? No! Did you have anyone to eat dinner with after you asked them? No! Did your life really get worse? No. It stayed the same!

ACT AS IF ;-)
One of the secrets of success is to start acting like a success before you are one. Act as if. If you had already achieved your dream, what kinds of clothes would you be wearing? How would you act? How would you treat others? Would you tithe a portion of your income to your church or favorite charities? Would you have more self-confidence? Would you take more time to spend with your loved ones?

I suggest that you begin to do those things now.

When I decided that I wanted to be an “international” consultant, I immediately went and applied for a passport, bought an international clock that told me what time it was anywhere in the world, printed business cards with the words “International Self-Esteem and Peak Performance Consultant,” and decided I would like to first go to Australia. I bought a poster of the Sydney Opera House and placed it on my refrigerator.

Within one month, I received an invitation to speak in Sydney and Brisbane. Since then, I have spoken and conducted trainings in over 20 countries and continue to expand my business around the globe.

Start acting as if you already have everything you want. Most people think that if they have a lot of money, they could do the things they want to do, and they would be much happier. In fact, the reverse is true. If you start by creating a state of happiness and abundance, then do the things you are inspired to do from that state of being, you will end up having all the things you ultimately desire.

You may not be able to fill your closets with expensive Italian suits and designer clothing, but why not invest in one or two really great outfits, so that when you do need them, they are there. When you dress like you have already made it, you will look the part, and successful people will naturally be attracted to you and invite you to participate with them.

The Law of Attraction states that you will attract to you those things that match your state of being. If you focus on having gratitude for what you do have, you will feel rich, and you will attract more abundance into your life. If you focus on what you don’t have, you will send out a message of lack and you will attract more lack into your life.

The Creightons were very proud of their son, Frank. When he went to college, naturally they missed him; but he wrote and they looked forward to his letters and saw him on weekends.
Then Frank was drafted into the army.

After he had been in the army about five months, he received his call to go to Vietnam. Of course, the parents’ anxiety for his first letter was greater than ever before and every week they heard from him and were thankful for his well- being. Then one week went by without a letter, two weeks, and finally three. At the end of the third week a telegram came, saying, “We regret to inform you that your son has been missing for three weeks and is presumed to have been killed in action while fighting for his country.”

The parents were shocked and grieved. They tried to accept the situation and go on living, but it was tragically lonesome without Frank.

About three weeks later however, the phone rang. When Mrs.
Creighton answered it, a voice on the other end said, “Mother, it’s Frank. They found me and I’m going to be all right. I’m in the United States and I’m coming home soon.”
Mrs. Creighton was overjoyed. With tears running down her cheeks she sobbed, “Oh, that’s wonderful! That’s just wonderful, Frank.” There was silence for a moment, and then Frank said, “Mother I want to ask you something that is important to me. While I’ve been here, I’ve met a lot of wonderful people and I’ve really become close friends with some. There is one fellow I would like to bring home with me to meet you and Dad. And I would like to know if it would be all right if he could stay and live with us, because he has no place to go.” His mother assured him it would be all right. Then Frank said, “You see, he wasn’t as lucky as some. He was injured in battle. He was hit by a blast and his face is all disfigured. He lost his leg, and his right hand is missing. So you see, he feels uneasy about how others will accept him.”

Frank’s mother stopped to think a minute. She began to wonder how things would work out and what people in town would think of someone like that. She said, “Sure frank, you bring him home, for a visit, that is. We would love to meet him and have him stay for a while, but about him staying with us permanently, well, we’ll have to think about that.” There was silence for a minute and then Frank said, “Okay, Mother,” and hung up.

A week went by without any word from Frank, and then a telegram arrived “We regret to inform you that your son has taken his life. We would like you to come and identify the body.”
