Sandwich Lease Options & Trading course

This is a strategy excellent for any market but especially a down-turning market. The investor becomes the meat in the sandwich between the seller and the eventual buyer of the property. The investor leases the property from the seller and sub-lets it to the tenant/buyer.
It helps all parties involved and becomes a Win/Win/Win situation.

SELLER

The strategy is useful in many circumstances but particularly if the property is upside-down, which means that the debt owing on the property is more than the net proceeds of a sale would fetch. In this case the seller is looking more for debt relief, as there is no equity to cash up. It allows the seller to get a better price than if he sold for a low all cash, quick settlement price.

The seller of the house will still keep title to the house and keep all tax benefits. This is also particularly useful for a tired landlord who may just have had his property trashed again and is motivated by wanting to avoid tenant hassles rather than any particular financial issues.

INVESTOR

YOU the investor can make a profit without risk, without ownership!

  • No need for a bank mortgage = the owner still keeps ownership, the title and the mortgage.
  • No maintenance or repairs = the rent-to-buy tenants take care of most of that as a trade-off for them being able to improve the property.
  • No regular tenants = Rent –to– Buy Tenants have owner mentality and are so much easier to look after.
  • Keep the capital gain = even though the tenants must get the capital gain from the work they have done to the property, the investor can keep some of the general market capital gain.
  • No need for your cash = Even though the seller will want a deposit from the investor, the investor can get these funds from the eventual tenant/buyer.
  • No need for your equity = as the investor is not applying for a mortgage, there is no need to provide any equity.

BUYERS

Buyers have three options.

1. They can eventually qualify for a bank mortgage and own the home.
2. They can decide not to buy and walk, sometimes useful if they are just trying out the area for schools etc.
3. They can do up the house and sell it on the open market to another purchaser. This is sometimes useful if the tenant knows they would never qualify for a mortgage but wish to work on a house and make some money.

The system allows them to cope with the deposit. Rather than trying to save up for a large amount, they can create it through their work on the property. One of our couples achieved $15,000 this way in 7 months by painting and gardening. They would not have been able to save $15,000 in 7 months with two full time jobs and two children.
